5. Contracts and Development
When you choose Integrity, all your contracts, administration and
finance follow-ups will be handled by the same person.
That means you’ll never have to explain who you are or what you’re
doing – we will be as familiar with your development as you are.
Once the contracts are signed, the building process begins.
Each of the milestones outlined below coincides with a progress payment.
Your finance provider will be well acquainted with the need for progress
payments. We will generally apply them as follows:

Demolition: The first thing to do, if there is a house or any other
buildings on the site that need to be demolished, is to arrange demolition.
We will apply for the demolition licence from the local council, all you need
to do is ensure the house is vacated, and finalise the electricity and gas accounts.
Once the licence is obtained our demolition people will move in.
- Earthworks and slab down - we’ll crank up the bulldozers and make the earth move for you.
Then we’ll pour the slabs. Depending on the weather, it will take a while for the
concrete to set before we can proceed to the next step – so don’t be too concerned if
there doesn’t seem to be any activity on site for a little while.
- Plate height - this is the official name given to having the brickwork
done up to the ceiling level. Our team of highly skilled construction workers will lay the bricks
and install the door and window frames as they go.
- Roof on - the buildings are now ready for roofing – first the framework, then the tiles or Colorbond steel.
- Lock-up - at this stage, the doors and windows can be installed,
and the interior works such as fitting ceilings, rendering walls, painting,
shelf, rail and kitchen installation and so on, can take place in a secure environment.
- Inspection - before you take possession of your new dwellings, we’ll
conduct a complete inspection of the property together, making a note of any last
minute changes and any required fixes before final handover.
- Handover - the day you get the keys. What you do next,
sell, dwell, rent or a combination of the three, is entirely up to you!
